Once approved, a certificate will be provided stating that the property has been approved to the rental guarantee program as per the Terms and conditions outlined on the certificate and/or by the provider.

  4. On approval, a rental guarantee certificate will be provided.

Rental Guarantee Outline Per Property Type

 

 House & Land, Townhouses, Dual Key, Duplex, Units & SILs

The Rental Guarantee program offers increased cashflow security for property investors. It provides a 10-year rental guarantee across multiple property packages, subject to the terms of the lease agreement. Under this guarantee, the property will be leased for 10 years, and the rent will continue to be paid even if the property remains vacant.

The guarantee covers situations where the tenant doesn’t pay their rent or is late paying. The specifics of the guarantee are outlined in the lease agreement between the parties involved.

To facilitate this guarantee, the Leaseback Guarantee includes Landlords Cover Insurance, which encompasses Building and Landlords Protection Insurance. QBE Insurance provides this insurance and offers competitive rates. It meets the requirements of property investors and protects against potential risks.

A professional Property Manager rental manager, chosen from a list of accredited Property Managers, will handle the day-to-day management of the property. The property will be sub-leased directly to the selected tenant. The fee for the leaseback guarantee is tax deductible.

NDIS

We have multiple guarantees available for our NDIS properties. 

  1. Some SDA providers offer a rental guarantee on NDIS/SDA properties. The guarantee is based on a % of income or a fixed fee as outlined on the ‘Rental Guarantee’ Certificate and as per the guarantor T&C’s
  2.  Twelve-week rental guarantee supplied by ‘Aus Investment Properties’. This guarantee is designed to be the stop-gap between handover and placement of your participants as per our Terms and Conditions.
