National house-and-land supply for Community Housing Providers
We source, aggregate and deliver concentrated new housing (house-and-land in staged estates) from developers and builders in every state. Volume turnkey pricing, contracts written at the true price.
Supporting providers with deliverable stock for Housing Australia Future Fund (HAFF) Round 3 packages already in flight and for state housing programs.
Your supply partner, working behind you
Aus Investment Properties (AIP) is a national housing sourcing, aggregation and delivery partner. We work with a large network of land developers and builders operating in every state and territory, and we bring their deliverable stock to providers at volume.
We are:
- A sourcing and aggregation partner for concentrated new residential housing
- National: one point of contact across multiple states and markets
- On your side of the table. We negotiate the price down for you, not for the vendor.
We are not:
- A Community Housing Provider
- A HAFF applicant. The CHP is always the applicant, and we sit behind you as supply partner.
- A developer competing for your allocation
Your organisation keeps the relationship with Housing Australia and your state program. We help you get the dwellings you need to deliver.
Allocations are only as good as the stock behind them
Providers in active funding rounds and state programs face the same three pressures:
- Deliverable stock. A site falls over, a builder slips, or a package is short of its number. You need replacement or fill stock that can actually be delivered, and you need it quickly.
- Viability. Cost per dwelling decides whether a package stacks up. Volume pricing on concentrated product, negotiated into the contract, helps.
- Multi-market reach. Your footprint may span several states, while most supply relationships cover only one. Bringing together stock from several markets usually means several separate negotiations.
AIP handles that sourcing in one process, so your development team can concentrate on the application, the funding and the tenancy outcome.
From your brief to a contract at the true price
- Your brief. Tell us what you need: location(s), dwelling count, mix, specification, budget per dwelling and timing. This can be a new requirement or fill/substitution stock for a package already in the system.
- Our national network. Long relationships and allocations held across every state and territory give you access to quality developments and builds — without running a separate process in each market.
- Competitive volume pricing. Builders respond against the same brief. You see every competitive response, and you choose the builder. We don't.
- Contract at true price. Negotiated discounts are written into the contract price. There is no inflated price.
- Delivery support. Our in-house project manager is your one point of contact across every location, through contract to handover.
What we typically deliver
Turnkey house-and-land and dual occupancy / duplex product across multiple states.
Illustrative examples from our current portfolio (product type and quality only — not matched to a CHP brief): Wallan VIC house-and-land; Oakey QLD house-and-land; Wyee NSW house-and-land; Virginia SA house-and-land; New Norfolk TAS duplex.
One disclosed fee. No rebates. Nothing hidden.
We know providers are accountable for every dollar, so our commercial model is simple and you can check it:
- A disclosed fee, paid by the builder or developer. It is a fixed amount, not a percentage of price, so we earn nothing extra when you pay more. Fee amounts vary slightly between builders, which is why we disclose our fee on every transaction as a separate line.
- Discounts in the contract price. Every discount we negotiate is written into the price you contract at. We keep none of it.
- No rebates. None are paid to us.
- No hidden kickbacks. Our only benefit from a transaction is our disclosed fee. We receive no volume bonuses and no other cash or non-cash benefits.
There are no rebates. We negotiate the price down, and the contract is written at the lower price.
National coverage, built for how providers deliver
- Bundling across locations. A requirement can be met from the best-priced deliverable stock across several markets, not just what is available in one. Whether a bundled package suits a specific funding round is confirmed with Housing Australia and the provider before anything is put forward.
- Smaller-threshold markets. Under current HAFF settings, markets outside Sydney, Melbourne, Brisbane and Perth carry a lower minimum application size (50 dwellings rather than 200). That number can be met from one concentrated site or from a small set of sites — and we can source in those markets as readily as in the major capitals.
- Fill and substitution stock. For providers mid-pipeline, we can source stock to fill a number, replace a site or reduce delivery risk on a package already lodged.
- Beyond HAFF. The same process works for state housing programs and other funded pipelines.
Program rules change. We work to your interpretation and Housing Australia's current guidance, and we do not advise on eligibility.
Start with a short brief
To assemble a deliverable package that fits you, we need:
- Target location(s): state, LGA or region
- Dwelling count and mix (bedrooms, typology)
- Target cost per dwelling, or the viability range you're working to
- Timing: contract and completion windows
- Program context: new requirement, fill/substitution stock, or state program
- Your confidentiality terms (we're happy to sign an NDA first)
A rough brief is fine to begin with. We'll refine it together.
