An apartment (or unit) is a dwelling within a larger building, held on strata (or company) title, where you own your lot plus a share of the common property and the land beneath the building. The defining investment difference from a house is the land component: an apartment carries only a small share of land, which shapes its growth profile, its costs (body corporate) and the rules you operate under.
As a general rule, yes, apartments cost less to buy relative to the rent they command, so their gross yield is typically higher than a house in the same area. The trade-off is that strata levies reduce the net return and the land component is smaller. Always compare net yield, after body corporate and other costs, rather than just the headline gross figure.
Because land appreciates while buildings depreciate, and an apartment’s share of land is small relative to the structure. Over long periods, houses have generally outgrown units for this reason. The exception is well-located apartments in genuinely scarce, tightly held areas, where land value and location can drive strong growth despite the smaller land share.
Strata (body corporate) levies fund the maintenance, insurance and management of the building and shared facilities, and they are an ongoing cost that reduces your net yield. They vary widely a basic walk-up block costs far less than a building with lifts, pools, gyms or concierge. Buildings can also raise special levies for major works, so review the strata records, sinking-fund balance and meeting minutes before purchasing.
A newer apartment typically offers strong depreciation. Deductions on the building’s structure plus the plant and equipment (appliances, carpet, air-conditioning) and your share of common-property assets. Older or second-hand apartments offer less, particularly on used plant and equipment under current rules. A quantity surveyor’s depreciation schedule is the standard way to quantify and substantiate the claim.
Oversupply is the classic one: when many similar units are built in the same precinct, growth and rents can stall and vacancies rise. Other structural risks include rising or unexpected strata levies, building-defect and maintenance issues in the common property, and dependence on a body corporate you do not solely control. Because the land-to-asset ratio is low, the depreciating building makes up most of the property's value, leaving less in the appreciating land.
Singles, couples, students and professionals who value location, lock-up-and-leave convenience and proximity to transport, work and amenity over space and a backyard. This tends to be a deep, consistent rental pool in well-located areas, which supports occupancy, though tenants may turn over more frequently than in family houses.
Favour scarcity and quality over volume: boutique, low-rise blocks in established, tightly held suburbs generally outperform high-rise in high-supply corridors. Check the land-to-asset ratio, the financial health and reserves of the body corporate, the levy history, building condition and any planned major works, and the depth of local rental demand. Position within the building, aspect, light, noise, parking also matters for both rent and resale.
Most lenders are comfortable with standard apartments, but many apply rules around minimum internal size and may restrict lending in high-density postcodes or for student, serviced or hotel-style units. Smaller studios and unusual unit types can require larger deposits or be harder to finance. It is worth confirming a lender’s appetite for the specific building before committing.
