Property Selection, Finance & Contracts (10-12 Weeks)

  • Presentation Explore properties that align with investment objectives.

  • Borrowing Capacity Understand your lending capacity and budget.

  • Property Investment Analysis (PIA) Property Investment Analysis (PIA) examines the appreciation of capital, cash flow, and tax consequences associated with any investment property, as well as the anticipated return after taxes.

  • Property Options Search www.ausinvestmentproperties.com.au for a property that aligns with your financial objectives and budgetary constraints (consider this property as the foundational investment for your finance application).

  • Finance Application Work with your mortgage broker to submit your loan application and work towards pre-approval.

  • Pre-Approval Once you have received pre-approval and may now select your investment property.

  • Property Selection

    Select your investment property.

  • Due Diligence

    Due Diligence, perform thorough research to ensure you comprehend the requirements, objectives, and potential risks of your investment.

  • Expression of Interest (EOI)

    Submit your Expression of Interest (EOI) and remit an administrative fee of $990.

  • SMSF Facilitator

    SMSF purchase, it’s time to engage your SMSF Facilitator, who will oversee the subsequent procedures for you.

  • Deposit

    Make a payment for the land and build deposit (Typically between $1,000 to $3,000 each).

  • Contracts

    Land and Construction Contracts are provided in PDF format for examination by you and your legal advisors.

  • Approve Contracts

    Once reviewed advise the Land Agent and Builder the contracts are ready for signing.

  • Docusign

    Land and build or Issued via Docusign for signing.

  • Land Registration

    Upon registration of the land, you are ready to finalise land settlement.

  • SMSF Deposit

    SMSF purchase deposit payable, Approx 30%.

  • Land Settlement

    You now own the land.

  • Build Deposit

    Remit the construction deposit, typically 5% minus the $1,000 to $3,000 already paid.

  • Drawings & Approvals

    The builder begins the process of creating construction plans and obtaining necessary approvals, which typically takes 6 to 8 weeks.

  • Certified

    Your plans are approved by the certifier (NDIS/SDA Plans are approved by the SDA Certifier)

Construction

(26 – 40 Weeks)

(Your build contract will outline your payment schedule)

  • Construction starts

    Aus Investment Properties will liaise with your builder and regularly update you on the construction progress.

  • Civil Works & Slab

    15% Progress Payment.

  • Frame & Plate Height

    20% Progress Payment.

  • Roof Cover

    20% Progress Payment.

  • Lock Up

    20% Progress Payment.

  • Practical Completion

    20% Progress Payment.

  • Property Manager/SDA Provider

    Inform your Property Manager or SDA Provider about the scheduled date for property handover.

  • Prepare for Handover

    Order handover report, landlord insurance, connect utilities, depreciation schedule.

  • Certification

    Your property is approved by the certifier (NDIS/SDA builds are approved by the SDA Certifier) ready for occupancy.


Handover & Post Construction

(2-6 Weeks)

  • Furniture & Whitegoods Pack

    If required, some Co-Living, Rooming Houses and SDA/NDIS homes require a furniture pack, consult your property manager/SDA provider.

  • SMSF Purchase

    SMSF investor, it is now time for your SMSF to acquire the finished property from the SMSF facilitator under a Single Contract Property arrangement.

  • Handover

    Congratulations your property is now complete and ready for Handover to you, your Property Manager or SDA Provider

  • Completion

    Tenants or participants are now able to move into the property.
